Welcome Mr./Ms Withheld!! You've come to the right place.
My guess is just age, the rubber breaks down and turns to goo over time. New rubber boots are available from the vendors, or you can get Urethane from several sources.

Check the WIKI Tech section for info on boots with the Energy Suspension numbers. You can get them at many parts stores or speed shops, 4 wheel drive shops, Summit, Jegs.

They are in Modesto. (209) 578-5101. I called to place my order. They list a lot of stuff on their website as fitting the Z's and many other nissans.
I went to the Energy Suspension website to figure out how to measure the ball joint to pick the right part. Here is the link to their measuring page.

The part numbers I ordered were:
Lower ball joints- 9-13119 (they come in a set of 2. $3)
Upper Ball joints- 9-13105 (they come in a set of 2. $3)
Tie rods 9-13105 (same as above) after taking it all apart I noticed the other 4 (or more) steering boots . This number would probably work for those also.
Bump stops 9-9103 (2 per set. $9)
Shipping $4.25
I know they also came in blue and yellow. The energy suspension website says they come in black.
